Service reports for property owners who live outside Spain
Direct answer
VisitPro is a field service app built for Spanish service companies, and it is designed around one concrete fact of the Costa Blanca, the Costa del Sol and the Balearics: the property owner is almost never there. The technician records the visit with before and after photos from a phone, and the owner receives a dated report with photos and checklist without having to ask, in their own language. If they would rather install nothing, a revocable public link shows them the whole property history with no login.
Trust at a distance is built on evidence, not reassurance
A British, German or Scandinavian owner pays every month to maintain a house they see for three weeks a year. They cannot verify anything. All they have is your word, and that works until the first misunderstanding.
Changing that does not require a better conversation. It requires every visit to leave a trail the owner can look at whenever they want. VisitPro produces that trail on its own, the moment the technician submits the visit, with nobody writing a report.
How the evidence reaches the owner
Four routes, and the owner takes whichever suits them.
Automatic email with a PDF
On submission a PDF is built with the photos grouped by stage, the checklist, the measured values, the note and any issues, and emailed to the property contacts. The note arrives translated into each recipient language, with the original included.
Public property link
A login-free link to the whole visit history, revocable whenever you want. It deliberately does not show GPS coordinates, the company email, or any other client data — only the work done at that property.
Link to a single visit
For answering "what happened on Tuesday?" with one URL instead of an email thread.
The owner app, if they want it
A visit feed with a notification the moment the work is completed, reactions, and the PDF one tap away. None of it is mandatory: anyone who prefers to install nothing still gets the email and the link.
Language stops being an operational problem
The technician writes the note in Spanish because that is how they think and it is faster. The German owner reads it in German and the British owner in English. Translation happens when the visit is saved, not when someone remembers to translate, and the original text stays accessible one tap away so nobody has to trust a machine blindly.
Same for photo captions. Service agreements and quotes can additionally be issued in German, because on the coast the person signing is frequently a German-speaking owner.
When something is wrong, that is on the record too
Issues with photos, priority and category
Leak, damage, not working, safety risk, or other. With photos and an urgent or non-urgent priority.
A signable repair quote
An issue can become a quote with priced line items and an optional IVA line, which the owner signs by drawing a signature from a public link. It is a commercial document, not a fiscal invoice.
Scheduled follow-up
The issue becomes a follow-up job in one tap.
What it does not do
What it does not do
So nobody buys expecting something that is not there.
- No fiscal invoicing, and no Verifactu, electronic invoicing or AEAT coverage.
- Owners cannot pay through VisitPro.
- No SMS channel.
- No background location tracking.
- The public link is a revocable secret URL, not a password-protected area. Anyone holding the URL can view it until it is revoked.
Frequently asked questions
Does the owner need to create an account?
No. They receive the report by email with the PDF attached and can be given a login-free public link to the property. The app exists for anyone who wants it, with a notification the moment a visit is completed, but it is optional.
Can I cut off access to a public link?
Yes. Links are revoked from the app or the portal, and from that moment the URL stops working.
What exactly does the owner see on the public link?
The property name and address, the cover photo, and the visit history with photos, checklist, fields, issues and notes, plus a company card. It does not show GPS coordinates, the company internal email, or any other client identity.
Is the report translated into the owner language?
Yes. Visit notes, issue notes, text fields and photo captions are translated automatically into the recipient language, with the original available. Product languages are Spanish, English and Swedish; commercial documents additionally support German.
Can I send the report over WhatsApp?
Yes, in one tap from the technician phone: WhatsApp opens with the PDF ready to send.
Does it suit a keyholding company?
Yes. The case is the same: recurring visits to empty properties and a remote owner who needs to see that someone was there and what they found.
Why it is built for Spain
VisitPro is built by a founder based in Spain who works this market from both sides: running a pool service company here, and having been the property owner hiring pool companies for their own home. Every decision on this page comes from doing the work and from being the customer, not from market research.
